2024 Master Builders Association Western Australia Construction  Excellence Award – Best Education Building $20million to $50million

The Project, located in Morley Western Australia, was procured by the Department of Finance and commenced in late December 2020 and completed April 2024. The form of contract was a AS2124 lump sum with a guaranteed BOQ. The initial value of the works was approximately $41,000,000.00 and we completed over $6,000,000.00 in variations. The project consisted of 6 separable portions which are detailed as follows:

Separable Portion 1

  • New design and technology building (North Block).
  • New café building and mechanical plant room.
  • New two storey food technology, textiles and IT building (Central Block).
  • New two storey performing arts building (South Block.)
  • New link bridge connecting south and central blocks to the existing building.
  • Transformer upgrade including new SMSB and mains replacements.
  • New fire services infrastructure including pumps, tanks and ring main.
  • New gas and water service connection including replacement of all existing inground mains.
  • Significant new car parking and landscaping works.
  • New irrigation filtration, pump station, tank and ring main.

The site area of SP1 was 16,000m2. The buildings were constructed from concrete and structural steel frames. The external cladding consisted of brick veneer, equitone and Bisschop panel. All roofs were colourbond.

Separable Portion 2

  • Demolition of existing english and design and technology buildings.
  • Construction of new gymnasium building, changerooms and staff offices.
  • Construction of new external hard courts.
  • Car parking and landscaping works.

The site area of SP2 was 14,000m2. The demolition works included the removal of a large amount of asbestos. One building required removal of friable asbestos by a Class-A demolition contractor. The new gymnasium building was constructed from a structural steel frame which was clad with brickwork and equitone. The roof was constructed from perforated (one side) Kingspan panels imported from Belgium.

Separable Portion 3

  • Conversion of the existing library building to a new administration building.

The existing library building was completely stripped before being entirely refitted into an administration building. This involved installation of new services, repair work to the existing roof including the entire replacement of the existing eaves and gutters.

Separable Portion 4

  • Conversion of the existing gymnasium building into a new library building.

The existing gymnasium was completely stripped and converted into a library. The existing flooring was built from suspended timber framing which posed a significant challenge as we were limited to live loads we could impose on the existing structure. This was challenging during the structural steel installation.

Separable Portion 5

  • Conversion of the existing 2-storey administration building into a new student services building

The existing administration building was completely stripped, the existing suspended slab was extended with new services and a full fit out.

Separable Portion 6

  • Complete refurbishment of 20 existing classrooms spread across the existing two-story building.

These refurbishment works required a lot of afterhours works due to the removal of asbestos and major services upgrades.
