2013 Master Builders Best Office Building Under $30million

The 7,500m2 three storey development is located in Cockburn Central, Jandakot.  The works comprise of a new 24hour emergency services complex for FESA built over three floors with a plant room at roof level and secure carpark facility.

The structure is a reinforced concrete frame with structural steel roof and open concrete plant room.  Roof coverings are metal sheeting.  The external fabric of the building comprises of CFC paneling with detailed sun protection with aluminum frames system totally glazed.  Precast panels with distinct patterning are fixed on the west and east elevations.

External works comprise of a secure basement parking coupled with external covered parking bays on a bitumen surface with aesthetically pleasing hard and soft landscaping.  The building and services have been designed to achieve a 4.5 star NABERS rating.  The base air-conditioning system is a variable air volume system utilising vertical zoning and high efficiency chillers with gas-fired boilers providing heating for the project.

Huge storm water tanks are installed in the carpark to cater for a ‘Once in a 100 years’ storm to drain away water and the hydraulic plans cater to the requirements of the Project size.   Fire Services with booster pumps and safety features highlight the project requirement.  This includes underground tanks, which boost the water to a full sprinkler system.  Electrical services have been designed for a complete UPS system providing backup features in case of power outages, this also includes a generator system installed within the plant room on the roof and diesel fed by a pumping system tank within the basement carpark are for quick filling capabilities.

IT services and workstation AV package are state of the art with controllable desk and wall mounted screens requiring a complete co-ordination exercise with cat 5, cat 6 cable and glass fibre. This enables faster communication processes crucial to the services,.  State of the art communications and data rooms, which support the IT infrastructure.
